We provided a complete Development Role on this development of thirteen luxury eco-friendly apartments featuring private under-croft parking, advanced mechanical heat recovery, energy-efficient air source heat pumps, and thermally efficient building materials, all within the vibrant community of Withington, Manchester. Our comprehensive role covered the entire development lifecycle, including appointing design consultants, navigating the planning application process, and supervising the Main Contractor’s selection and management throughout design and construction phases.
Our team significantly enhanced project viability by conducting a Value Engineering exercise, resulting in cost savings of £200k through the transition from a heavy-duty hot rolled steel frame to a more cost-effective light gauge steel frame solution. Early involvement allowed us to address the site’s compact nature, implementing just-in-time deliveries and off-site construction due to limited material storage space.
Our client’s brief was to create a building that was both sustainable and of the highest quality in order to push the boundaries on end value. We achieved this by integrating both air source heat pumps and mechanical heat recovery ventilation systems which you don’t often find within an apartment situation.
Furthermore, we effectively resolved party wall and right-to-light issues, ensuring the project’s timely and budget-compliant completion while expertly managing strict regulatory requirements.
